Title:               Property Manager

Reports to:     Managing Director

Job Overview
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our community properties located throughout Niagara County. The ideal candidate will possess a strong background in property management, customer service, and compliance. This role requires excellent organizational skills, attention to detail, and the ability to effectively manage tenant relationships while ensuring the properties are maintained to the highest standards.

Key Responsibilities

  • Manage all aspects of property operations, including tenant certification, maintenance, compliance documentation and tenant relations.
  • Conduct regular property and unit inspections (move-in, annual and move-out) and coordinate related maintenance activities.
  • Ensure regulatory compliance with HUD, RD and LIHTC requirements.
  • Responsible for annual vendor contract reviews.
  • Utilize property management software for data entry and tenant relationship management.
  • Manage tenant inquiries and resolve conflicts in a professional manner.
  • Approve invoices, work orders and coordinate with vendors/contractors.
  • Maintain accurate records of property activities, including financial reports and maintenance logs.
  • Collaborate with the Managing Director to ensure high occupancy rates and effective marketing strategies for available units.
  • Demonstrate a strong commitment to tenant safety.
  • Maintain website & marketing materials.
  • Maintain property wait lists and contact applicants for vacant units.
  • Serves as primary on-call contact for after-hours answering service and emergencies.
  • Must have own transportation.

Qualifications

  • Previous property management or housing compliance experience preferred.
  • Strong understanding of US Dept. of Housing & Urban Development (HUD), USDA Rural Development (RD) programs and compliance requirements.
  • Proficiency in Microsoft Office.
  • Excellent conflict management skills with a focus on customer service excellence.
  • Familiarity with office procedures, phone etiquette, and administrative experience is essential.
  • Ability to work effectively under pressure while managing multiple tasks simultaneously.
